LOCATION:                     Approximately 1 hour & 10 minutes to downtown Fort Worth.  12 miles south of Granbury on TX-144 for 8.2 miles, then east / left onto Mitchell Bend Hwy

for 2 miles, then southeast / right onto Mitchell Bend Court for 2.4 miles and the property is on the

TERRAIN:                         Divided into three pastures with different levels of elevation.  The property is

primarily fertile since most of the property is in the river bottom.  The western

pasture of 51.7 acres, with some coastal around the old barn, but mostly a timbered hillside for

COMMENTS:                   A very difficult property to find these days.  Very scenic with a pecan bottom adjoining the river and elevated long views from the west.  Very diverse and private.  A really cool and clean property!  There is a third party easement on the entry road
